Got an offer Accepted? Record the details here.  Then start planning on how you are going to wholesale the property to one of your buyers.  Set your Asking Price, pull in buyers from your list that purchase in the zip code and more.

Purpose

The purpose of this App is to have a place where you can plan and execute your exit strategy.

Fields

Here is the list of fields that are created with this app.  There are a variety of fields from simple text input fields to selection (category) fields.  System and navigational fields not included

Offer app  A reference to the Offer that was accepted

Potential Buyer(s) app  A reference list of potential buyers
Buyer app  A reference to the actual buyer
Earnest Money money  How much earnest money you are asking for
Earnest Money Received category  How much of the earnest money deposit have you received  In Full; Partial; No;
Status category  Status of the closing  No Buyer; Found Buyer; Closed; Expired Contract; Cancelled Contract;
Closing Date date  Closing date that is in your contract with seller
Actions category  Easy Task Creation Buttons  Create Marketing Material; Start Title Search; Send Email to Buyers; Get Property Inspected;
To-Closing checklist category  Things you must do leading up to closing
Marketing Methods category  Methods you plan on using to market this deal  Bandit Signs; Email to Buyers; Craigslist; Other;
Inspection Date date  Date of schedule inspection
Potential Issues text  Place to list any potential issues that you might foresee

Automations

Automations are processes that are triggered by an action (add new item or change a value) that occurs within an app. These automations are performed by REIFlow’s webservice by leveraging the Podio API and Webhook technologies.  Globiflow or other similar services are not used in any way.

Contracts Created

  • Property field is set to referenced PROPERTY App Item
  • Potential Buyers field is set to referenced BUYERS App Items where buyer target area match property zip code
  • Status field is set No Buyer
  • Date field is set <current date>

Views

Views in Podio are predefined data filters that allow you to quickly see a list of items grouped and ordered in certain ways.  REIFlow installs a package of views for each App.

All Offers: Shows Property Address, Date, Purchase Price and Asking price for all of your contracts

Status: Shows Property Address, Date, Purchase Price and Asking price for all contracts with selected status

Buyers: Shows Property Address, Date, Purchase Price and Asking price for all contracts with selected buyer
